I have been here in the reserve since the beginning. I am either the longest running tenant or the second longest running tenant. I have lived in 4 of the current buildings and on multiple levels.
First and foremost The Reserve is the premier apartment complex in the Harrisonburg area.
The neighborhood is a quiet very safe place to live. There are multiple law enforcement officers from several jurisdictions that live and park their marked units in the complex.
The Staff, Kehris & Erica... are way beyond staff. They not only know your name but they know you.
As my needs have changed they have made the accommodation for different living accommodations. These transitions have been made seamless and effortless.
The maintenance staff is professional and positive. They are part of the community. They know your name. They know you r needs and the response is quick and accurate. The grounds are always like a top notch golf course.
The ability to live stress free is worth the rent and then some.
If you are going to look else where you will be wasting your time.
We have 2 pools, a putting green, a car wash, a basketball court, and all the special events that are conducted for the entertainment of the residents.
This is a kid friendly and dog friendly residence. You can hear the laughter of kids playing in the summer. The splashing in the pools. There are so many great dogs to make friends with.
In short. The reserve is the total package. The staff, the residents, and the people make this a great place to live and work.

NOISE LEVEL: high, the walls are very thin.
PRO TIP: only live on the top floors or you will hear everything above you - management will not interfere to help with loud upstairs neighbors, even with video evidence.
PARKING: awful, we have no parking regulations and everyone knows that and takes advantage of it.
PRO TIP: doesn’t exist really, the management will not work with you on this or take resident suggestions.
WORK AROUND: never leave your apartment except during office work hours to... ensure parking at your building.
COMPLEX CLEANLINESS: lots of dog poop, trash, and red paint chips that come off the curb create a nice fair ground look.
PRO TIP: don’t have pets or keep pets inside at all times so you don’t step in poop, so they don’t choke on trash, or get lead poisoning.
PORCHES: beautiful and spacious, and nice to be on until your upstairs neighbors dog hair and excrement rain down onto your porch/ruin your furniture and put your allergies on blast.
PRO TIP: again, only live on the top floors or you will have everything from above raining down on your porch, your things, and you.
MANAGEMENT STAFF: full of fluff and excuses, generally won’t fix anything except with band aid approaches, will not take your suggestions or even consider them, no amount of evidence for anything will lead them to make changes.
PRO TIP: go above their heads and reach out to corporate, they will actually listen to your problems and work to create positive change.
COMPLEX RULE ENFORCEMENT: LOL.
NON-UNDERGRAD STUDENT HOUSING: LOL.
PRO TIP: maybe just don’t live here, it’s no better than any other complex around here even though they claim to be.
@management: don’t reply to this like you want to help. I have made my problems known and nothing has been done about any of them.

In a time such as this, COVID19, finding a team that is still friendly and personable seems to be unheard of. You just get a sense of the staff always greeting you with a smile even if it is over the phone! They are quick to attend to any problems that arise. Making the experience one of their top priorities. They truly have been great to work with!

These "apartment homes" were advertised at set prices. The one bedroom was supposed to be $885 then 9 months later when they actually have some ready they are suddenly $1275! The apartments are not managed well at ALL!! Grounds are unkept and unfinished. Why would someone pay so much money for garbage? That is what this overpriced, poorly managed and unfinished complex is. Just drive thru and you will see how unfinished this place is and how unhappy people are. Management is... HORRIBLE!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!! to say the least. Maybe if they clean house and get professional management, finish the grounds as promised and adjust their prices as they were in the beginning then maybe they can get a 50% positive rating. I don't see it going any higher than that.
